Each CP12 certificate lasts 12 months and must be delivered
to your tenants within 28 days of the previous certificate expiring. You must
also register a new tenant before they move or within 28 days of the move. A landlord gas safety certificate is a legal requirement.
How long does the owner have to keep the gas safety
certificate after it has expired?
You must keep all of the above for at least two years so that
you can demonstrate a history of compliance if necessary.
What if the owner does not have a gas safety certificate?
If landlords fail to meet their gas safety certificate obligations, they
can be fined and you as a tenant may get more protection if they try to evict
you.
What if the tenants have their own gas appliances?
If tenants have brought their own devices, it is their
responsibility. Owners only need to provide pipes and fittings. But in the mind
that prevention is better than cure, it is probably worth checking them out.
What should an inspection include?
Each annual gas safety inspection checks all equipment or
devices that use gas. This includes gas supply, gas boiler and any gas
fireplaces.
The inspection should also include:
Check if the
devices are tight and meet safety standards
Provide
adequate ventilation
Check burner
and gas pressure on manufacturer's data plates
Check the smoke
flow to ensure that flammable products are removed.
Check foot and
working gas pressure
Safeguards
should be monitored to ensure they operate safely, and you should also check
for misuse of gas appliances or items.
