What is a CP12 Gas Safety Certificate and Landlord Safety Checks?
As the owner, you must verify all the rented assets, but it
is not always clear what these controls include. Owners are legally required to
have CP12 certificates (for gas safety) and must perform gas safety checks
annually. While this may seem confusing, keep reading and this information will
make more sense!
What is a CP12 Gas Safety Certificate?
Gas safety certificate/records are commonly called CP12
certificates. CP12 = CORGI Proforma 12
This is a concern when CORGI was the main gas safety
authority in the UK. Since then, CORGI has been replaced by the Gas Safe
Register, but the name "CP12" has remained the same. Before 2009, gas
engineers had to have a CORGI record, whereas now they must be on the Gas Safe
record.
So what are owner's gas safety certificates?
CP12 certificates, owner's gas safety certificates, CP12
forms, and gas safety records are all the same and have the same requirements.
By law, all owners must have all gas appliances checked
annually to ensure they are safe and efficient. When these checks have been
completed, you will receive a CP12 certificate stating that your gas devices
have been serviced by a gas safety technician in the past 12 months.
New tenants must receive a copy of the certificate before
leaving, and must be released to existing tenants 28 days after completion. The
certificates contain the results of the annual gas safety checks that have been
carried out on all gas appliances in the home. Additionally, tenants should be
informed of all actions taken to resolve any issues.
- CP12 certificates can only be legally issued by a gas proof engineer.
- You must keep all your previous CP12s, as you will need them for at least two years after the year of issue.
Should carbon monoxide alarms be provided for gas safety?
Yes, as a landlord you must provide fully functioning and
proven carbon monoxide alarms in every room that is used as solid fuel living
space. Examples include a wood stove, a wood stove, a gas fireplace, or a
fireplace. An unusable decorative fireplace is not eligible.
