What is a gas safety record / certificate?
Upon successful completion of a property inspection, a
registered gas safety heating engineer will produce a certificate to

What is verified?
All gas appliances and all gas accessories must be checked.
Examples include: Gas boilers (conventional, system, and combination), gas
fires, fireplaces, gas pipes, flue pipes, etc. All accessories and appliances
should be checked at the recommended frequency provided in the manufacturer's
manual.
Who needs a gas certificate?
Owners
If you are the owner of a residential property, bed and
breakfast, caravan site, pub / restaurant or something similar, you are legally
responsible for the safety of your tenants. As such, you must ensure that a gas
safety registered heating engineer performs annual checks on all gas
accessories and all gas appliances. Upon successful completion, it is important that you a)
maintain the record for at least 2 years so that you can demonstrate compliance
with regulators and b) make the certificate available to all new tenants
immediately or make it available to all tenants existing within 28 days.
Tenants
UK law states that all gas appliances supplied with the
property must be verified for their safety, but the law does not state that gas
appliances purchased by the tenant must go through the same controls. However,
it may be in the interest of the landlord / tenant to do so to ensure the
safety of both the property and, of course, the people inside.
Owners
As the owner you do not have a legal obligation to have a
Gas Safety Registration / Certificate, but it may be in your interest to review
your property. You can do this through an annual boiler service. In addition,
